These are examples of common and not-so-common defects found when inspecting homes.
Chimney & Roof Defect
The chimney is leaning and separating from the roof structure. This created a large opening into the attic, which can allow rain water to enter the attic.
Attic Defects
The Chimney terminates in the attic. I've responded to a few attic fires because of a situation similar to this.

This image was taken with a thermal camera. It shows a wet area in a ceiling from a leak above.

This image shows a water leak from the exterior hose bib. This only leaks when the water is turned on. This occurred because the home owner did not disconnect the garden hose from the hose bib during freezing weather.

This image shows the main electrical connection for a breaker box. The electrical feed is double tapped (multiple circuits). The circuit that is fed from this double tap is NOT protected from over current.
